FAQ
Quick answers to the questions agents ask most. For definitions of the product words, see the Glossary.
The basics
What's the difference between a Workspace and a Realm? A Workspace is your organization container — your members, billing, integrations, and settings. A Realm is a single transaction — one property, one buyer or seller transaction. A Workspace contains many Realms. They are not the same thing.
I belong to more than one Workspace. How do I switch? Use Switch Workspace in the top of the app. Your active Workspace decides which org's data and settings you see. See Workspaces & switching.
What is EVE, exactly? EVE is Realm's intelligence layer — one operating partner that appears across chat, insights, banners, and "Finish with EVE." EVE proposes actions and you approve them; it never changes a Realm on its own and always cites its source. See Meet EVE.
Settings & access
A settings tab is missing for me — why? Most likely it's a permissions thing. Brokerage and compliance settings are gated to brokers, admins, and (for some tabs) team leads. Ask your broker if you need access.
Where do I change my name, photo, or notifications? General settings — that's your account scope, and it affects only you.
Where do I invite agents or set up teams? Brokerage settings — the Workspace-level hub. Look for the Users & Roles and Teams tabs.
Who chooses how much EVE does on its own? Both, at two levels. A broker sets the workspace autonomy ceiling (the most any member's EVE may do) in Brokerage Settings → AI / Eve. Each member then picks their own Suggest / Guided / Autopilot mode at or below that ceiling. See Suggest / Guided / Autopilot.
We have several offices — how do I model that? Use Brokerage Settings → Offices: each office is a branch with its own designated broker, agents, and REALMS, so you can filter compliance and reporting by location. Offices sit above Teams. See Offices.
Properties & MLS
How do I search the MLS and share homes with a buyer? Open Properties → Listings, search and filter the market, add homes to your working list, and share the set with a client. See Searching listings.
How do I get my own listings into Realm? Connect your MLS under Settings → MLS. You sign in through the MLS's own login — Realm never stores your MLS password — and your listings appear under From your MLS feed. Realm is turning boards on one at a time (Arizona first), so yours may not be connectable yet. See Connecting your MLS.
Documents, packs & compliance
Document pack vs Compliance pack — what's the difference? A Document pack is a checklist of the documents a Realm requires. A Compliance pack is the enforcement layer — broker rules, stage gates, and automations. Different jobs; don't mix them up. See Document packs and Compliance packs.
Do all my REALMS require broker review? It depends on your governance type. Self (a solo independent agent) has no enforced review; external gives advisory checklists; native (Realm-managed) runs full broker review. See Broker review.
Why does my buyer's BBA already show as signed on a new Realm? Consents belong to the person, not the property. A buyer signs one Buyer Broker Agreement that covers every home they view, so each Realm reads through to the contact's consent. See Client consents.
Leads & transactions
How do new leads get to the right person automatically? Set up your lead sources and routing rules in Brokerage Settings. Routing can send a lead to an individual, a team (round-robin), or a lead bucket. See Leads.
How does a lead become a Realm? A contact becomes a lead, moves through your pipeline, and becomes a Realm when it goes under contract. See Pipeline.
Billing
Who can change billing? Only the Workspace owner. Admins can run the brokerage day to day but will be pointed to the owner for plan, seat, and payment changes. See Billing & plans.
Does my billing plan decide what I can do in Realm? No. Your plan is about what you pay Realm. What you can do is decided by your role and capabilities — not by your plan name or seat count.
I added a seat mid-month — why is my next invoice a weird number? Seat changes prorate against the current billing period, so your next invoice includes a one-time adjustment. Realm labels it, and shows your ongoing monthly total separately.
Commission
My commission shows as "not set" — is that a bug? No. If you have no plan assignment and your org has no default plan, the effective commission is genuinely empty. Ask your broker to assign you a plan. See Commission plans.
Which wins — my plan or my override? An approved, in-window override wins per field; otherwise your assigned (or default) plan supplies the value.
Trust & data
What's a demo session? A read-only tour — you can explore everything, but writes are blocked, so nothing you click changes real data.
Can audit history be edited? No. Realm's audit trails are append-only. Corrections create new entries; the original is never altered. That's what makes "what happened, when, and who did it" a reliable answer.
Something failed to load — did I break it? Almost certainly not. Realm degrades gracefully: a surface that can't reach a service shows the last-known state or a retry, never a raw error. Try again, and tell your broker or admin if it persists.
