A residential transaction has four or five parties, your client, the agent on the other side, a lender, title or escrow, sometimes a coordinator. Signing tools treat each of them as a separate email thread, so the agent becomes the switchboard: forwarding documents, confirming who has signed, and answering "did title get it yet?" by hand.

A Realm is one room per Transaction. The documents, the conversation, the key dates, the loan status, and the signatures all live in the same place, and EVE is in the room with everyone: she posts each milestone as the transaction moves, answers questions when someone types @eve, and keeps a running read on what is ready and what is blocking. The switchboard problem

Send a document for signature the usual way and it fragments immediately: one email to the buyer, another to the co-op agent, a forward to the lender, a separate thread with title. Each party sees only their slice, and only the agent can see the whole picture.

So every status question routes through the agent, every missing signature is found by noticing rather than by looking, and no one but the agent could ask "where does the loan stand?" and get an answer.

One room, everyone in it

A Realm gives the Transaction a shared room. The people who belong to it are in it, the client, the agent on the other side, the lender, and title or escrow, and what they need is in front of them: the current documents, what has been signed, what is outstanding, the key dates, the loan status, and a conversation that is on the record rather than scattered across inboxes. EVE is in the room too, so it does not need an operator to stay current.

Key dates, loan status, and the timeline everyone sees

The room keeps the facts current for everyone at once. Key Dates carries the contract, inspection, appraisal, loan approval, and closing dates. A Loan Status area holds the lender's loan status reports, uploaded to the room or emailed straight in, and EVE reads them and surfaces the progress, so no one has to ask the lender where financing stands. A Timeline shows the stages the transaction has moved through and what is next. Wire instructions are never exchanged in the room or by email: the room carries a standing notice to verify wire details by phone with a known number before any money moves, so a spoofed email cannot redirect a client's funds.

Signing where everyone can see it

Signature requests are part of the room rather than an email that leaves it. Signer fields are placed automatically on any uploaded form, each party signs their own items, and the executed copy files itself back into the transaction, where the broker will review it and the Vault will keep it under retention.

Do the other parties need a REALM account?

No. Guests, the client, the co-op agent, the lender, title or escrow, open the room from a link. There is no account to create and no password to reset. Everything they do is still on the record.

Is EVE in the room with the client and the other side?

Yes. EVE is a participant, not a background job. Can I control what each party sees?

Yes. Upload the executed copy and mark it already signed, it counts against the requirement like any other completed document, so agents using TransactionDesk or wet ink are not forced to sign twice.
