Milestones & key dates

A Realm is state-driven: the transaction moves through stages, and a handful of key dates drive everything that happens along the way. This page covers the dates, the milestones tied to them, the stages, and the gates that keep a Realm from skipping a step.

Key dates

These are the dates that anchor the whole transaction:

  • Offer and Contract / acceptance
  • Inspection and inspection-resolution deadlines
  • Appraisal
  • Financing / loan approval deadlines
  • Closing scheduled and close dates

Set the dates you know when you create the Realm, and fill in the rest as they're agreed. Milestones and reminders anchor to these dates, so keeping them current keeps everything else accurate.

Milestones

Milestones are the checkpoints between dates — the things that have to happen on the way to closing. When a Transaction Template is applied, it lays a set of milestones onto the Realm, anchored to your key dates, and shows them as the Transaction Template timeline. Each milestone shows whether it's done, due, at risk, or overdue.

Stages

A Realm moves through stages such as Showing, Offer Submitted, Under Contract, Inspection, Appraisal, Pending, and Closed. The stage shows in the Realm header and tells everyone where the transaction stands at a glance.

Changing the status

To move a Realm forward:

  1. Open the Realm.
  2. Choose the new stage from the status control in the header.
  3. Confirm. The change is recorded on the transaction's timeline.

Stage gates

Some stages have a gate: a Realm can't advance until certain requirements are met — for example, a required document is still missing. If a gate blocks you, Realm tells you exactly what's outstanding so you can clear it and try again.

Whether a gate blocks you or just warns you depends on your brokerage's compliance setup. Where your broker enforces compliance, gates are hard stops; elsewhere they're advisory. See Compliance overview.
