Clear Cooperation Policy

The NAR Clear Cooperation Policy says that once you publicly market a listing — a "Coming Soon" sign, a social post, a public website, any public-facing promotion — you have one business day to submit it to the MLS. Blowing that window is a real compliance exposure. This surface is the countdown that keeps a listing Realm from missing it.

Open it from the Compliance desk (Compliance → Clear Cooperation). It's a brokerage-level view; brokers and admins see every listing Realm on the clock, and each agent sees the Realms they're on.

The clock

Two facts drive the timer, and the listing Realm owns both:

  • Public marketing started — the moment the clock starts.
  • MLS submitted — the moment the clock stops (the obligation is met).

The deadline is one business day after marketing started, skipping weekends — so marketing that goes public on a Friday is due Monday, not Saturday.

Each Realm on the overview shows its status, its deadline, and the time remaining:

  • On track — submitted, or comfortably inside the window.
  • Due soon — the deadline is close (a same-day heads-up).
  • Overdue — the window has passed without an MLS submission.

Marking the two moments

From a listing Realm you record the two events as they happen:

  1. Start the clock — mark when public marketing began. Realm computes the business-day deadline from there. Re-marking won't reset a clock that's already running.
  2. Mark submitted — record when the listing hit the MLS. That stops the clock and settles the obligation.

Both actions are recorded as permanent history, so a broker can always answer who marked a listing submitted, and when.

Ambient warnings

You don't have to sit and watch the countdown. Realm sweeps listing Realms on the clock and, as a deadline gets close or passes, drops a notification to the Realm's agent and the brokerage's broker(s). It's a quiet nudge — deduped so it doesn't spam on every pass — pointing at the Realm that needs to be submitted.

The clock only exists for a listing that's been publicly marketed but not yet submitted to the MLS. A listing that's already on the MLS, or one you haven't started marketing, simply doesn't have a Clear Cooperation timer.
