What does REALM's forms software do?
It gives brokerages a library of blank form templates that REALM reads once, so agents never place a field. Every form in the library autofills from the transaction's data, gets its signer fields placed automatically, and routes to signing in one click.
Does REALM include my state's association forms?
No, and it should not. Association forms, AAR in Arizona, and the equivalent in every other state, are licensed through an authorized delivery provider such as TransactionDesk or zipForm, which keeps them current when the law changes. You fill and sign those where they are licensed. REALM's forms library is for your brokerage's own and custom forms, and REALM still tracks which documents have to be on file for the transaction regardless of where a form was filled.
Which forms can I put in the library?
Any blank form your brokerage is licensed to use: your own agreements, addenda, disclosures, checklists, and custom paperwork. Upload it once, REALM reads the fields, and from then on agents pick it from a transaction and it fills.
Does it work with flat PDFs that have no fillable fields?
Yes. When a form is flat or e-sign-prepared, REALM reads its text and layout to detect labels and auto-place coordinate fields next to them, so even forms without built-in fields autofill and sign.
Where does the autofill data come from?
From the transaction itself and its contacts. Because the form is filled from the same record that holds the transaction, there is no re-typing and no copy-paste between tools.
