Stage gates hold the line between stages

A Realm can't advance while a required document is missing, unsigned, or awaiting broker review, and when it refuses, it names exactly what's blocking. No transaction reaches Closed with a hole in the file. Gates adapt to how each brokerage governs compliance: advisory for a solo agent, full enforcement for a native brokerage.
