Multiple Listing Service

A cooperative database where brokers share listings and offers of compensation to other brokers.

Definition

A Multiple Listing Service (MLS) is a cooperative database, organized by a group of cooperating brokers, where real estate listings are shared so that any participating broker can find a property for their buyer. The MLS is the backbone of how listings are distributed in most U.S. markets.

MLS data feeds public portals and agent tools, and MLS rules govern how and when listings must be entered, including timelines like the Clear Cooperation Policy.

Why it matters

Accurate, timely MLS data drives nearly everything downstream: portal exposure, comparable analyses, and compliance timelines. Listing status and dates that are out of sync with the MLS lead to bad decisions and missed rules.
